Why has LEED CERTIFICATION become a global milestone?
LEED CERTIFICATION (Leadership in Energy and Environmental Design) has consolidated itself as an international standard for sustainable construction. In a world increasingly focused on environmental preservation and the conscious use of natural resources, this seal proves that buildings meet rigorous criteria for energy efficiency, sustainability, innovation, and social responsibility. Both companies and consumers have begun to value developments that adopt sustainable practices, which has significantly increased demand for certification.
How does LEED CERTIFICATION work?
The USGBC (United States Green Building Council) coordinates the issuance of LEED CERTIFICATION worldwide. In Brazil, the seal is applied through GBC Brasil (Green Building Council Brazil), which adapts the criteria to national reality. The process begins with project registration with the USGBC. Subsequently, the responsible team must demonstrate that the development meets technical prerequisites and complies with various categories of environmental performance.
After this stage, external auditors conduct a thorough verification. They analyze every aspect of the construction to ensure the project respects the required standards. If the development meets the criteria, it receives certification at one of the following levels: Certified, Silver, Gold, or Platinum.
LEED CERTIFICATION types available in Brazil
Brazil offers eight different categories of LEED CERTIFICATION, adapted to various types of developments:
- LEED NC (New Construction): Designed for new constructions or major renovations, this model is ideal for corporate buildings, universities, or public institutions. It focuses on projects where total control of the environment is the responsibility of a single owner.
- LEED ND (Neighborhood Development): This modality applies to sustainable urban development. It certifies entire neighborhoods, residential or commercial blocks that prioritize green infrastructure, mobility, and integrated planning.
- LEED CS (Core and Shell): Indicated for collective-use developments, such as commercial buildings intended for sale or lease. In this case, the project developer develops only common areas, while tenants complete the internal spaces.
- LEED Retail (NC and CI): Retail sector companies can opt for this version of LEED, both for new stores and internal renovations. The goal is to make the space more efficient, attractive, and less impactful on the environment.
- LEED Healthcare:Hospitals and clinics can also seek certification. In these cases, criteria include indoor air quality, noise control, and efficient water use, factors fundamental for health care environments.
- LEED EB:OM (Existing Buildings: Operation & Maintenance):This version serves already constructed buildings seeking to improve their operational efficiency. Certification evaluates the actual building performance, encouraging proper maintenance and resource conservation.
- LEED Schools: Educational institutions benefit from this modality, as it ensures a healthier and more productive environment for students and teachers. Certification evaluates, for example, natural lighting, acoustics, and ventilation.
- LEED CI (Commercial Interiors): Designed for tenants wishing to adapt commercial interiors sustainably, this seal considers renovations that promote thermal comfort and efficient material use.
Criteria evaluated by LEED CERTIFICATION
To achieve LEED CERTIFICATION, the project must meet categories such as:
- Sustainable Sites: The project must minimize impact on the surroundings and offer solutions for sustainable transportation, soil preservation, and encouragement of bicycle or electric vehicle use.
- Water Efficiency:Certification requires reducing potable water consumption through technologies such as timer faucets, rainwater harvesting, and smart irrigation.
- Energy & Atmosphere: This group evaluates the building's energy efficiency. The use of photovoltaic solar energy, for example, stands out for reducing dependence on the traditional power matrix, in addition to offering financial return.
- Materials & Resources:The use of recycled, local, and low-impact environmental materials is encouraged. Proper waste separation and conscious selection of inputs also earn points.
- Indoor Environmental Quality: Adequate ventilation, pollutant control, and use of non-toxic materials ensure well-being for building occupants, contributing to a healthier environment.
- Innovation in Design: Projects that adopt innovative technologies or solutions to improve environmental performance earn extra points. This stimulates creativity and the search for more sustainable methods.
- Regional Priority:The LEED system recognizes specific environmental challenges of each region and rewards projects that offer solutions to these local demands.
Solar energy and LEED CERTIFICATION: a powerful combination
One of the main criteria analyzed in the Energy & Atmosphere category is the use of renewable energy sources. In this context, photovoltaic solar energy stands out as one of the cleanest and most viable alternatives. It emits no pollutants, has low maintenance costs, and offers guaranteed financial return, especially in locations with high solar incidence, such as Brazil.
Furthermore, installing solar panels contributes to reducing operational costs, increasing the building's score in the search for LEED CERTIFICATION. Many developments reach the highest levels precisely by adopting photovoltaic systems from the beginning of the project.
According to the GBC Brasil Annual Report, in 2023 the country surpassed the mark of 1,700 registered projects focused on LEED CERTIFICATION, with more than 300 already including the use of photovoltaic solar energy.
Impacts of Hydroelectric Energy
Hydroelectric energy is the most used in Brazilian territory, and our country is proud to have one of the largest Hydropower Plants in the World: the Itaipu Hydropower Plant, administered jointly with the Paraguayan Government. But the truth is that energy generated by hydropower plants is relatively more favorable to the planet than other combustion-based energies; however, it still causes tremendous environmental damage, mainly regarding local and regional environmental impacts that a hydropower project causes, even if strategies are executed to minimize these damages.
By nature, a hydropower plant is a large-scale project. To be economically viable, it needs to have a minimum gigantic dimension to be flooded by the large dams responsible for the water flow that will generate energy with the turbines. With this, forests, communities, and a large strip of land that can harm hundreds or even thousands of people are flooded. Just remember the old controversy of the Belo Monte Dam issue, which regularly appears in headlines.
Furthermore, when hydropower reservoirs are constructed, the functioning of the rivers forming the energy generation complex is impacted; the spawning cycle of fish species living in those waters is altered, and waste is generated every time any of the company's gigantic mechanical structures requires maintenance.
